The problem
Buyers get 50–150 pages of covenants, bylaws and HOA rules during a contract, and most never read them. Agents end up fielding the same questions about rentals, fences, pets, sheds, parking and fees, and a missed restriction can sink a deal after closing.
Step by step
- 1Get the full recorded covenants, bylaws, rules and the current HOA fee and assessment info from the seller, the HOA or the closing attorney.
- 2Upload the PDFs to NotebookLM, Claude or Adobe Acrobat AI Assistant.
- 3Ask for a plain-English summary covering the topics buyers usually care about, with the page and section for each answer.
- 4Add the buyer's own plans (renting it out, a fence, a work truck, a pool) and ask whether anything restricts them.
- 5Send the summary to the buyer as a starting point and tell them to confirm anything important with the HOA or their attorney. It is not legal advice.
Copy-paste prompt
Summarize these HOA documents for a home buyer in plain English. Cover: dues and any special assessments, rental or short-term rental limits, pets, fences, sheds and outbuildings, pools, parking (boats, RVs, work trucks), exterior changes needing approval, and fines. For each item give the document, section and page. The buyer plans to: [buyer plans]. Flag anything that could conflict with those plans. If the documents don't address something, say "not addressed" instead of guessing.
